Linking subcontractor to ONE spatial ecosystem
HomeGround is a 10 story development in the heard of Auckland City. Its purpose is to provide social services and housing for Auckland’s most vulnerable community. HomeGround facility includes 80 supportive housing apartments communal spaces, roof terrace, greenhouse, plant rooms, cafe, pharmacy and a medical treatment centre.
The project was built of Cross Laminated Timber (CLT) and is the tallest of its kind in New Zealand.

Problem
Due to the nature of how the CLT is built, it requires comprehensive coordination regarding the penetrations through the elements, including the above ceiling spaces.
Solution
asBuilt were engaged as BIM Managers through the design and construction stages. Providing BIM Management to the design team meant less errors in construction.
Outcomes
- Converting fabrication models to 3D and integrating with existing models for coordination reports.
- Resolved design issues and coordinated all construction phase models with clash reports.
ADVISE
We advised the Contractor as to how the sub contractors should be engaged to ensure that they provided suitable requirements to de risk the project.
CAPTURE
asBuilt provided a laser scanned point cloud at the project nearing completion to review the position of the installed elements vs their detailed position.
MANAGE
asBuilt provided BIM Management services for the project, including Model review, Design Coordination, Federation and schedules of quantities.
A Smarter Future – today
Smart technology can monitor how the space is being used and simulate different scenarios to optimise care. In future this will enable improved budget allocation and the creation of room schedules, reducing downtime and making more effective use of each space. Future applications include:
- Medical equipment being digitally tagged for better maintenance and depreciation scheduling
- Digital storage of warranties or guarantees being spatially linked to the asset
- Alerts sent to notify of expiring warranties or maintenance requirements
- Enabling a complete virtual hospital walk through for safety induction or training purposes
- Maintenance workers could undertake digital recces for costing accuracy
- On the digital twin platform (Vault) hospitals can utilise next generation technologies such as autonomous robots.
