Munroe Lane
Munroe Lane is a 26,500m2 (GFA) commercial office development located in Albany. It will consist of1.5 levels of basement and 6 levels of A-grade commercial office space. Icon and Asset Plus Limited(Building Owner) aimed to get a 5 Green Star certified for Design & As Built which is currently under review as of March 2022.
asBuilt were brought on to provide BIM services for the construction phase in both the base build and pre-fitout in a Model and Manage role, which contributed to the helping minimise waste in the construction phase to earn the 5 Green Star certification. Icon have recycled 100% of unused steel onsite and 81.7% of total construction waste to date has been diverted from landfill.

Problem
To be able to meet the criteria of the 5 Star certified, Icon needed to make sure the design & construction was done efficiently to minimise wastage.
Solution
Manage BIM production through the construction phase of the project. Align all stakeholders through BIM specification, regular reporting & access to current and historical digital assets.

MODEL & FABRICATE
All building services including MEPF (Mechanical, Electrical, Plumbing & Fire), Communications, Security modelling and coordination for shop drawing production, to a fabrication level. The services modelled by asBuilt through construction to Base Build to pre-fit out phase were:
- Mechanical / HVAC
- Hydraulics plumbing & drainage.
- Electrical containment, lighting, and small power.
- Fire protection
asBuilt also completed and delivered builders work for all building services through firewalls, structure (specifically floor slabs & structural walls) and seismic restraints of building services. Shop drawing production, including all modelling & documentation of design.
MANAGE & COMMUNICATE
asBuilt managed majority of BIM services through the construction phase of the project.
- Setup and maintain BIM documents. Includes BEP (BIM Execution Plan).
- Clash detection & Issue management & reporting
- Chair coordination meetings with wider subcontractor team
- Model federation
- Training sessions on the BIM work-flow and stakeholder responsibilities & expectations
- Provide renders and other visual outputs as required for stakeholders
A Smarter Future – today
Smart technology can monitor how the space is being used and simulate different scenarios to optimise care. In future this will enable improved budget allocation and the creation of room schedules, reducing downtime and making more effective use of each space. Future applications include:
- Medical equipment being digitally tagged for better maintenance and depreciation scheduling
- Digital storage of warranties or guarantees being spatially linked to the asset
- Alerts sent to notify of expiring warranties or maintenance requirements
- Enabling a complete virtual hospital walk through for safety induction or training purposes
- Maintenance workers could undertake digital recces for costing accuracy
- On the digital twin platform (Vault) hospitals can utilise next generation technologies such as autonomous robots.
